We had a lovely stay last weekend. Simona greeted us so warmly. She’d even baked a tart which we enjoyed with a cup of tea whilst she gave us an overview of Bath. Everywhere was spotless, comfy beds and the view from the bedroom was incredible! Strongly recommend!

We discovered Percy Place by accident and we are so glad we did! We booked at very short notice, and Simona could not have been more helpful and welcoming. The accommodation was spotlessly clean and very comfortable, with lovely, modern decor. Simona is full of local knowledge and recommended a brilliant pub for dinner, which we visited and really enjoyed. The breakfast supplied was delicious. I would highly recommend Percy Place; it’s a beautiful property and Simona is a wonderful host.

Me and my partner fancied a quick weekend getaway from the city so we booked at Percy Place with fairly short notice! Simona was promptly in contact and the communication was great prior to our stay.
The building is a stunning Georgian property, our room had amazing views and lovely decor. The location was actually ideal - a short walk down into town which takes you by many small shops and cafes en-route (we recommend the King William which does one of the best roasts we have ever had).
Simona our host and owner, was incredibly helpful and kind - always at hand when we had questions and fantastic company, cooking us up an amazing breakfast on the morning of our last day. She is fantastic and made our stay all the more delightful.
Couldn’t recommend this place more, it is simply ideal for anyone looking to stay in Bath.

My boyfriend and I stayed here on Saturday night after his football game against Bath City FC and wanted to make the most of traveling to Bath from Essex. We arrived in a down pour of rain and with a flat tyre after a 4-0 loss and our spirits were certainly lifted the minute we were greeted by Simona. She was the perfect host and welcomed us with a lovely cup of tea and cake. We were provided with local maps and best recommended restaurants and attractions for our short stay. We had a lovely breakfast in the morning and even spoilt with a gift of lavender to take home with us. Simona has a lovely house and it was a short walk from the main streets which was perfect. We will definitely come back if we are ever in Bath in the future. Thank you for a lovely weekend :)

We stayed at Percy place for two nights. The rooms are very spacious and comfortable. The house was very clean and quiet. It is on the London Road which gave us easy access to the town center. Richard showed us around and gave us detailed information about attractions and gave us a discount card. Simona had made us a lovely apple cake and they gave us bread, milk, butter, jam, granola, bananas, biscuits and sweets. Thank you so much we had a lovely time.

My wife, little boy and I stayed at Percy Place for a short weekend this August. We had a beautiful top floor bedroom, tastefully decorated, with wonderful views over the garden and the hills that surround the city. We also had access to a small kitchen and a clean and light-filled bathroom. The owner did everything she could to make our stay as comfortable as possible and although it’s a fair stroll from the centre (30 minutes from the railway station and about 20 from the main sights) Bath is lovely to walk around and all in all we found Percy Place to be the ideal base from which to explore the city.

A lovely family run business where you feel welcome. Minutes away from central Bath however when in your room you are transported to a quiet location looking over gardens and green fields. We enjoyed the hand cooked breakfast in the kitchen. Simona cooks breakfast in front of you which is great visual theatre. Then you are left alone to enjoy with the family. Simona was welcoming, informative and genuinely warm and will stay again at her lovely home.

Simona’s home is beautiful, and we had a wonderful stay. The view from the big bedroom (1st floor) is exquisite and relaxing, over verdant gardens and green hills. The Georgian touches in the room - real sash windows and wooden inner shutters, lots of open space, high windows - led to an elevated and relaxing mood. I was really useful to have some open shelving in the room (white wooden bookshelves) for organizing travel things (also some beautiful art books on display), and in the empty wardrobe lots of hooks and hangers to use if needed. If you like period properties, with wood and natural materials, this place is for you. The green view is very peaceful and uplifting, like being in the countryside, and yet you are just a pleasant walk from the centre of town. In fact, we preferred being in this location as you get a better sense of the rows of Georgian buildings in the hilly streets above the city centre (although this home itself is not on a hill, so access is easier). There are green spaces and quiet roads nearby, perfect for a morning run. There is free parking on the adjoining streets, so you can leave your car safely there during your stay. It can take a few minutes to find a parking spot, but it wasn’t a problem. The bathroom is huge and modern, with a period feel, and light streaming in. The kitchen/dining area has very high ceilings and is wonderfully clean and welcoming. We loved staying here, in a real Georgian home, with friendly and professional hosts. Highly recommended!

Couldn’t imagine a nicer welcome.
If you like a sterile hotel chain with all mod cons then don’t go here. If you want to stay in a gorgeous Georgian home and accept the practicalities such as sharing a bathroom then do. Simona, the hostess, was lovely and it really felt like she was welcoming us to her home. She had even baked a tart for our arrival and gave us a gift when we left. Had a lovely stay.

Lovely room, fabulous breakfast.
I stayed with two friends and we shared a lovely room at the back of the house. It was light, spotlessly clean and had everything you would expect - tea/coffee making facilities, fluffy towels etc etc. Simone was extremely helpful, reserved a table for us, gave us a map which she explained and made suggestions about how to spend our time in Bath.
Breakfast was cooked in front of us in the guests kitchen and was delicious. If you don’t mind sharing a bathroom (although with only two rooms, hardly a problem) then I would highly recommend IV Percy Place.

Georgian houses with those extra tall windows are always amazing. As everyone else has said, Simona is very welcoming and a font of knowledge if you’re visiting Bath and looking for good ideas on where to go, what to see and good places to eat. A group of us stayed in Simona’s property for a weekend away in Bath. Prior to our stay Simona was very quick in answering any questions that we had. On arrival she took the time to offer us advice on what to do/where to eat in the local area. The property itself was very clean and well presented. The rooms are very spacious with amazingly comfy beds! Simona provided us with plenty of towels and bedding as well as all the amenities we needed. The property is very conveniently situated. I would definitely recommend a stay here.

I thoroughly appreciated the warmth of welcome and all the small attentions to detail that Simona provided. I stayed one night and there was no issue that my planned meet up with a family member did not transpire. I received excellent local advice and access to tourist promotions. The room was spotless and very comfortable. My favourite aspect was the access to a lovely breakfast buffet that I could use at my convenience in a contemporary kitchen to a backdrop of classical music. The relaxed and peaceful nature of the household just added to the period charm of the Georgian building. Proximity to the town was excellent and parking at Percy Place was no issue. I enjoyed a night at the theatre.
I would certainly return as I departed refreshed and rejuvenated.

We had such a lovely weekend here. The house is beautiful and characterful whilst also being very clean. We (my husband and I with our two children) had both bedrooms so got the middle floor (complete with bathroom) to ourselves which was lovely and private. We had the continental breakfast and that was of a high standard. We were able to find a parking spot right opposite the house so that wasn’t an issue at all. Simona is extremely helpful and accommodating with lots of useful local knowledge. She was very kind to our children and nothing was too much trouble. We stayed at Percy Place for 3 nights in early July, 2 adults and a teen age daughter. Our room was spacious with an amazing view of the garden and hills of Somerset. Simona greeted us with tea and a home-baked tart. She provided us with a great deal of information about things to do in Bath, and several suggestions for discounts.
Simona prepared us some wonderful lemon crepes and a full English breakfast while we were there. She was very accommodating and though the house was fully booked while we were there, we saw one other guest only once during our stay. It was a beautiful home and I cannot recommend it enough.

We stayed at Percy Place with my wife and our two kids for a long weekend. The position of this Georgian house is perfect as it is at 20 minutes walking distance to the city center and not far from the main communication roads if you want to visit the countryside. The house does not have an on-site parking, but there is plenty of free parking nearby, so that this does not constitute an issue at all.
Our two rooms and the bathroom were very comfortable and the level of cleaning impeccable! Also the view from our room of the countryside was bright and lovely.
Simona was very welcoming and helpful - she prepared a cake for us on our arrival, and helped us with 10% discount at some attractions in Bath etc. She also prepared a typical English breakfast which was simply delicious.
Our long stay was really great and relaxing. Highly recommended!!

When we arrived at 4 Percy Place, Simona had a freshly baked raspberry tart and tea/coffee waiting for us. She had assembled a packet of local entertainment and activities which she personally reviewed with us. She made recommendations on local restaurants and gave us a discount card to use at local attractions. She was helpful and willing to make taxi reservations for us. The room and bath were very spacious, clean, comfortable, and updated. The bedroom was furnished with lovely bedding and antiques. We were traveling with our daughter and this was one of the few places that we saw in Bath that could accommodate three in a room. As we were leaving, Simona walked us to our taxi and waved goodbye as we left. Simona was a lovely host who is clearly trying very hard to be welcoming and to give her visitors a personal touch. This was of the very best places we stayed on our trip! We would definitely stay there again and would recommend 4 Percy Place it to our friends.

Simona’s house is beautiful, and she is a wonderful host. She greeted us with jam tart and tea on arrival, and gave us info about bath activities and restaurants. The house is a little out of the city centre, but we enjoyed the walk (about 20 mins) as the town is very pretty. There are two bedrooms on the same floor which share a bathroom - we booked both rooms, so we didn’t share with strangers. If you are only booking one room, be aware they are very different. One room is very sweet and quite functional, but the other room is glorious - sunlit and with lovely views of the countryside. Book this room if you’re only booking one. Would definitely go back.

If you are visiting Bath, you have to stay at Simona’s Georgian house. Simona was extremely welcoming and respected our privacy throughout our stay. We stayed for one night in this gorgeous Grade 2 listed Georgian house. Our hosts were so welcoming and helpful - providing lots of information about the city. Our room was lovely, overlooking the garden. A very peaceful haven in the midst of Bath. About a 15 min walk to the centre. (Or bus stop outside the front door). The king size bed was very comfortable and our host provided a plentiful continental breakfast. You will certainly enjoy your stay here. Highly recommended.

We were a group of 7 ladies who were in Bath to celebrate a friend. Simona greeted us with warmth on the Friday afternoon and showed us around the house (which is really beautiful!). She spent some time going through some local attractions and showing us which way to head into town if we wanted to walk - we were also given a Bath reward card which gave us discounts in various places if we showed it which was lovely!
From the moment I got in touch with Simona she was very helpful by email and responded to my queries almost straight away each time. She even made the bride-to-be a home made apple tart which we found in the kitchen after we had got back from our night out - yum!
We all had a fabulous time at Percy place. The rooms were huge and very comfortable. I highly recommend a stay here and hopefully we will be back at some point in the future :)

Simona’s place was perfect for us, a family of 3 with a young baby. We had a wonderful stay and the baby slept soundly every night. Simona’s young daughter even spent some time helping us feed the baby - it was like a home from home. We would definitely recommend.

I stayed with two friends and we stayed in a huge lovely room on the second floor. Since we arrived Simona was very helpful and welcoming, she provided us with city maps, and suggested where to go and eat, and how to move around. She also stocked up us with plenty of towels, blankets, water, tea and coffee, and the extra bed for my friend was really comfy. We shared the bathroom with another room and had no problem with that. In addition, the whole house with clean spotless.
In the morning when we woke up and opened the windows we were very happy with our views with the countryside even though the day wasn’t the brightest.
We were very happy with our stay in Percy Place, and I have already recommended.

The house is beautiful and facilities are great, it’s on the main road but set back, once you are through the gate it instantly feels idyllic and peaceful, plus the views to the back are just gorgeous. Simona is a really warm and lovely host she made us feel right at home. It was my birthday and she went to the trouble of making us a yummy marble cake. She was very accommodating with regard to check in/check out times. The house is absolutely beautiful with stunning views and in a great location not far from the centre of Bath. The toiletries in the bathroom were a lovely added touch. We opted for cooked breakfast and it was delicious and great value for money. All in all a great stay and we would return without hesitation.

This is exceptional accommodation in one of the most beautiful locations in the UK. Simona has really taken the time to set the rooms up beautifully to represent traditionally English character and this only adds to the experience. The rooms are spacious and with magnificent views.
